Mortgage lenders are now offering substantial “holiday discounts” to reluctant shoppers who still haven’t taken advantage of the unbelievably low interest rates on mortgage loans. This can be a benefit, but there is often a catch.

Banks and credit unions alike are rolling out the big offers during the month of December, offering waived closing fees, discounts, and other deals to convince individuals to obtain a mortgage loan. Capital One, for example, is providing waived closing costs to customers who refinance, which could provide an average of more than $3,000 in savings. Quicken Loans, an online lender, offers a guarantee of the lowest rates in the future if the interest rates continue to drop, with no additional fees for refinancing or closing costs.

Numbers of New Buyers Are Still Low

Since many of these bargains are targeted to refinanced mortgage loans, the incentive is not as high for new home buyers, but banks report that only 20 percent of mortgage customers are new loans. Some lenders are offering additional incentives for these customers, such as discount points, in which the borrower pre-pays the interest in order to secure a lower rate.

Read the Fine Print Before Signing

Many of these deals actually are offered in order to take attention away from higher interest rates or may require a higher down payment in order to offset the costs of waiving closing fees or other large sums of money. LendingTree.com is currently offering interest rates below 4 percent for a 30-year fixed mortgage, where some of these lenders are offering almost 5 percent. However, banks argue that the purpose of these deals is simply to attract new customers and help them take advantage of the low rates. Online lenders are often the cheapest, since they don’t have as many overhead costs involved with running and maintaining multiple branches.

Can Meditation Help Pay Day Loan Recipients Under Stress

Working on Templates Like Crazy

Few days ago, I finished my latest kit and I have uploaded it at Artscow for the release this coming week. As usual, I need to make templates so that customers can see how it will look like when it is used on projects like photobook, cosmetic case, calendars and more. I started the other day and wow, I was impressed by myself. I made about 24 quickpages, few calendars and 35+ cosmetic case templates in just one day and that is a great achievement.

I was so inspired to make them and I deserve to be given plaques for working hard. My designing mojo that time was also overflowing but my blogging mojo is tailing behind. I need to catch up soon. Right now, I still need to make templates as much as I can before the year ends.

Sneak Peek of My Upcoming Digital Scrapbooking Kit

Well, well, well.. again it rained last night and what do you expect? My internet connection at home is busted again! I’m not sure why my net connection is like that every time it rains! Boo… I think I need to report this already to my net service provider.

No net last night, I wasn’t able to browse online about the fluid technologies that I needed to read. With nothing to do, I was forced to just finish the newest kit that I’ve been working on and it’s about 98% done already.

Starting a New Digi-Scrapping Kit

The days are getting colder each morning here in our part of the world. I’ve been getting a dose of morning cold breeze in the last few days and that made me lazy to get up each morning to have my breakfast and start working on my new kit. It was also raining the other day and that made it even colder but not enough to wear a thick jacket like that of sierra designs that I saw online.

I also got piqued when my net suddenly was gone. I don’t want to end up doing nothing that evening so I opened my photoshop and started making a new kit. Yey! I was quick in finding a color swatch and that includes hues of orange, browns and blue. I will share my newest kit once it is done. I’m half way done but I still need to put some more elements and hopefully set of alphas.

BBQ Times

It’s no secret that our family loves Sunday barbeques or even bbq on special occasions. My oldest brother is the one mixing the marinade sauce for our bbq while my other brother is the one who’ll manage the hot task of barbequing. It’s certainly a joy to us to have grilled pork spareribs while I always enjoy the hot and sweet taste of the chicken barbeque. Oh dear I was quick to eat with my bare hands during mealtimes hehe. Mom on the other hand, would always ask to have fish so a big tilapia fish stuffed with ginger and tomatoes will be made for her.

My sister who lives with her family in Australia also loves barbeque and I guess all Aussies do too. I remember my BIL would fire their weber outdoor grill and cook all the big slices of meat and even the big shrimps. I reckon a bbq grill is a must have for every family and you can always purchase different kinds of grill online like at DealsDirect. They certainly have wide range of outdoor rotisserie and grills.

Now, I’m picturing barbeque times this December for holidays are the best time to fire the grill and have some bonding time cooking and eating with the family.

No Time to Date

Oh well, up to these days some of my relatives, friends and even just new acquaintance still bug me if I got a boyfriend or when will I got married. I heard that question for decades already and I'm kinda used to that already. I'm not getting angry anymore but there are times that it's already annoying when they repeatedly asked those questions. They even wanted me to try the Zyngle free dating online and other dating sites but I always say thank you and give my sweetest smile. lol

I wish they will stop bugging me for I have no time to date or don’t have any interest on finding a date or to get married.

Getting a Job

I guess, I'm getting impatient to wait when will my nephew will get a good job. You see, he has graduated for almost 2 years now but still he has not landed a good job that can support or help her parents with the finances at their homes. It's also frustrating because we don't see him being aggressive or enthusiastic in looking for a job. I even told him to check online for possible job even related to his course or any Recreational Therapist Jobs if he likes as long as he get a job. Sorry but we already need to pressure him to have one since he need to earn as well.

Anyway, we’re just wishing and praying that luck will come his way soon… soon…

Designing Digital Scrapbooking Kits and Templates to the Max

My 3 new photobooks arrived just yesterday and I'm very pleased with the result. I've used 1 of my templates and 1 Christmas kit for my layouts and I have to say they print out nicely and it is because I designed them at 300 dpi. I'm finished with my pending digi kits lately and have uploaded them at Artscow again. Later this week if I hae lots f free time, I'll make new templates. I'm pretty excited over my sales at ARTSCOW because it is picking up once again.

New Found Career

Gone are the days when I use to wear my medical uniforms during my Medical Technology days. Now that I have I have a different career, the microscope, syringes and other laboratory stuff are replaced by laptop, desktop pc, external hardrive, wacom tablet, dlsr and other gadgets that I use on my work and today.

Although I miss my medical years, I have no regrets where God put me where I am now for I’m enjoying my designing and blogging career. It’s just that I wish I have known much earlier that in the computer and designing world where I will find my joy.

I'm really happy with how my designing of digital scrapbooking kits are turning out these past few days. The orders of photobooks, Christmas ornaments and lots more using my templates have been picking up and it's a sure sign that Christmas is coming in no time. Customers are ordering them as present this Christmas.

Right now, I'm trying my best to come up with new kits and templates that Artscow's customer's can use. I've been jotting down digi-scrapping themes on my notebook and I have to say that there are still many themes that I need to make in the future. My sister’s family are Samsung brand lovers. In fact, their LCD TV, cellphones and the latest galaxy tab are all Samsung brands. I guess they are already accustomed or they already know the performance and quality of this brand that is why they stick to it.

 

Just last Christmas, my sister and her hubby who are working overseas gave their 3 college kids new Samsung touch cellphones and the eldest got a Samsung Galaxy tab which can be said as the Best tablet in town apart from Apple’s iPad. Hmmm.. I  wish I can own one of this in the future but I already have 2 HP pcs and 1 Dell laptop and adding a tablet would seem too exaggerated already hehe.

Digital Scrapbooking Designer Job

When I was growing up, I dreamed of becoming a bank teller counting lots of money and on the counter clients. My sister and I even dressed up and pretend that we are in a bank hehe. That dream did changed when I was about to enter the university and it didn't occur to me that I'll be taking up B.S. in Medical Technology for 4 years.

We really can't predict our fate and destiny because who would have thought that I will not use my profession and become a business woman and a designer as well. I could have ended as a Medical technologist jobs in one of the laboratories/ hospital or even some Medical Secretaries Jobs but God led me to a different line of work that I also learned to love.

Right now, I’ve been designing digital scrapbooking kits and templates for ARSTSCOW for several years now and I’m loving it. I think I’m seeing myself designing in few more years.

How to Create Easy Flourishes, Swooshes, and Swirls at Adobe Illustrator

I’ve been meaning to make my own swirls, flourished and other vector graphics using my Adobe Illustrator and I did managed to make simple swirls before and used them already in my digi-scrapping kits. However, I wanted to make more complicated and even more beautiful vector graphics like kids, flowers, birds, trees, leaves and other elements that I can use on the scrapping kits that I’m making.

Right now, there are times that I’m buying some CU vector graphics on digi stores that I can use and hopefully soon, if I can manage to have more time to read tutorials such as this then probably I will not buy anymore. One of my niece is good in making vector graphics and most of the times, I can’t ask her to draw some stuff for me because she’s also busy with her studies.

Overflowing Digi-scrapping Kit Designing Mojo

Wow It's already past midnight and I'm still up designing digi-scrapbooking kit/templates and blogging. Just so happy that my designing mojo is overflowing these days. Thanks to typhoon Juaning that was here last week and for having an intermittent internet for I was able to make 2 digi-kits last week. That was really a major accomplishment since I can’t make 2 kits almost in just 1 week!

It’s also seldom that I stayed up late just designing some kits, it’s like studying or reviewing heavily when you are in a med school where you need to stay up late to study. But seriously, I’m so happy with all the designs that I made and I’ll be releasing them soon. Hoping to earn more these coming days.
